Buyers Settlement Cycle Explained

You have made an offer on a new property and the vendor has accepted the offer. The next step is to appoint a settlement agent. This can be done using Propertyvisa or look at our service directory. Also look at the online documents we have available in the guides - timeline for buyer and timeline for seller.

Step 1 - Sign the Offer and Acceptance contract: Get a copy to your settlement agent

Step 2 - Appoint to Act: The Settlement Agent you have chosen will send you an Appointment to Act form. Fill this in and return it to them.

Step 3 - Specific Conditions: Provide a copy of finance approval to the settlement agent. Confirm with your Settlement Agent that you have satisfied any other specific conditions as soon as possible.

Step 4 - Transfer of Land: The Settlement Agent will prepare the documents including the Transfer of Land document which need to be signed by the buyer and returned to the Settlement Agent.

Step 5 - Mortgage Documents: Sign and return the mortgage documents to your financial institution.

Step 6 - White Ant Certification: The buyer must arrange the inspection and then confirm that the White Ant conditions have been satisfied and forward this to you Settlement Agent.

Step 7 - Final Inspection: The final inspection should now be arranged with you and the vendor. Send a message using the Propertyvisa message system and/or make an appointment using the vendor calendar.

Step 8 - Arrange Settlement: The Settlement Agent will liaise with your Financial Institution to arrange a time for settlement.

Step 9 - Settlement Completed: Once settlement is completed your settlement agent will contact you and now you may arrange to move in.

How to sell your home yourself

Consider the security implications of letting strangers into your property, especially if you are a woman.
Do you have an easy rapport with people? Are you comfortable chatting to them and asking details about their finances?
Three things sell a house: price, condition and location. You can manipulate two of those.
Stage every single room and be entirely conventional: beds (preferably doubles) in every bedroom; dining table in dining room etc.
Declutter completely and hide 95 per cent of personal mementos and photographs (you don't want to achieve complete sterility).Don't tell yourself that buyers won't notice small things, they will.
Touch up every scuff mark, tidy up every surface, dust, polish and clean. Get rid of any pets, no matter how well-loved, and all animal detritus.
